A clean flat with a damp towel on the rail isn’t a clean flat to a guest.
Linen and towels are where short-let turnovers most often go wrong. Not because anyone does a bad job, but because the numbers don’t work. One set per bed and a four-hour gap between guests means you’re relying on a washing machine and a dry day. Here’s how to keep it running.
How many sets you actually need
The usual rule of thumb is three sets per bed. One on the bed, one in the wash, one clean and ready in the cupboard. For busy listings with back-to-back bookings, some hosts keep a fourth.
For towels, count per guest, not per bathroom. A bath towel and a hand towel each as a minimum. If you advertise beach towels, a pool or gym access, add those on top.
Store the clean sets at the property, in a cupboard guests can’t get into if possible. A lockable cupboard or a labelled box saves a lot of hunting at turnover time.
Pick one colour and stick to it
White linen looks crisp in photos and it’s what guests expect from a hotel-style listing. The trade-off is that marks show. If you go white, keep a set aside for replacements, because some stains won’t come out and a grey pillowcase gets mentioned in reviews.
Whatever you choose, keep everything matching. A mix of sets from three different shops photographs badly and is harder to count.
What to agree with your cleaner
Our short-let turnovers include cleaning plus a linen and towel change. Before the first booking, we’ll agree a few things with you:
- Where the clean linen is kept and how many sets are on site
- What happens to used linen (left bagged for collection, or handled another way you’ve arranged)
- What to do about stained or damaged items. We’ll photograph them and let you know
- How beds should be made up to match your listing photos, including cushions and throws
- How many towels to lay out for each booking size
That last one sounds small. It isn’t. A guest booking for four who finds two towels will message you, and nobody wants that message at 9pm.
A quick check at every turnover
Beyond the change itself, a cleaner should be looking at the linen as it comes off the bed. Stains, tears, make-up on pillowcases. It’s the moment to spot damage, while you can still raise it with the platform.
