Our end of tenancy cleans start from £150 for a studio or one-bedroom property.
That’s the starting point, not the whole answer. Two one-bed flats can need very different amounts of work, and the price should reflect that. Here’s what moves it up or down, and how to tell whether a cheap quote is actually cheap.
What changes the price
Size. The number of bedrooms and bathrooms is the biggest factor. A second bathroom adds more time than a second bedroom, because bathrooms are slow to do properly.
Condition. A flat that’s been cleaned regularly is a different job from one that hasn’t. Heavy limescale, grease in the kitchen and a year’s dust on top of wardrobes all add hours.
The oven. On its own, an oven can take a couple of hours if it’s been well used. Be upfront about it.
Carpets. Vacuuming is part of any clean. Carpet cleaning, meaning a proper wash to lift stains and dirt, is a separate job. Check your inventory to see whether the carpets were professionally cleaned at check-in.
Extras. Inside windows are usually part of the clean. Outside windows, balconies, gardens, garages and sheds usually aren’t.
Empty or furnished. An empty property is quicker. Cleaning around furniture, or inside a furnished flat’s drawers and wardrobes, takes longer.
Timing. Short-notice bookings and weekend handovers can be harder to fit in, especially in peak moving months.
What a cheap quote often leaves out
A low headline price isn’t a problem on its own. A low price with a vague scope is.
Watch for quotes that don’t mention the oven, don’t include inside cupboards, or charge separately for the fridge and freezer. Some list “from” prices that rise once someone’s seen the property. Others quote per hour without saying how many hours they expect.
The question to ask is simple: what exactly is included, in writing?
How to compare quotes properly
Send every company the same information:
- Postcode
- Number of bedrooms and bathrooms
- Whether it’s empty or furnished
- The state of the oven, and any heavy limescale or stains
- Whether you need carpet cleaning
- Your handover date and time
- Photos, if you can take them
Then compare what’s included, not only the number at the bottom.
Is it worth paying for?
If your check-in report shows the property was professionally cleaned, getting close to that standard on your own is hard work. Set the cost of the clean against the deposit you’re protecting, and against the time you have in moving week. For a lot of people, especially those moving on the same day, it’s an easy decision.
Tell us about your property and we’ll give you a clear, itemised quote. Or call 020 7205 7386.
